Frequently Asked Questions

What is the average asking price for U.S. commercial property?
The average asking price is $258/SF among 146,812 active for-sale listings with usable price-per-square-foot data. This is an asking-price measure, not the price at which properties sold.
How much does it cost to lease commercial space in the U.S.?
The average asking rent is $23.04/SF/year among 47,145 active lease listings with usable annual rates. At that rate, 2,000 SF would cost approximately $3,840 a month before any additional charges. Taxes, insurance and maintenance depend on the lease terms.
Do these figures represent every property in the country?
These figures describe eligible listings in Realmo's U.S. database. They show asking prices and available listings across the markets we track. They are not a census of every commercial property or a measure of completed transactions.
Methodology and Data Sources
Listing coverage
Listing figures come from Realmo's public U.S. listing index and refresh hourly. The snapshot date shows when the figures were retrieved. For-sale and for-lease counts are separate and may overlap. Property categories may overlap too.
Asking prices and rents
Asking price per square foot uses each listing's indexed price-per-square-foot value. Asking rents use annual dollars per square foot. We exclude missing and out-of-range values using the existing listing aggregation rules and publish averages only with at least 10 priced listings. A listing with a range can contribute both endpoints. These are asking figures, not recorded sale prices or signed lease rates.
Quarterly charts
Quarterly charts cover active listings grouped by their original publication quarter, retaining their current asking figures. They do not reconstruct past inventory or past asking prices. Only completed quarters with enough priced listings are shown.
Vacancy
Vacancy uses the same published national annual series available on our city market pages, sourced from Cushman & Wakefield U.S. MarketBeat research. Only completed years are shown. Retail vacancy covers shopping centers. Vacancy is not calculated from Realmo's listing counts.
Quarterly report
The quarterly PDF is a separate research publication with its own reporting dates, coverage and methodology.
