If the application is for a residential or mixed-use development with a residential component, the subject property cannot be located within I-1 or I-2 zoning district. Residential uses are not permitted in the underlying industrial zoning districts. 8.3 PROCEDURE FOR ESTABLISHING SPECIAL ADPA TIVE REUSE DEVELOPMENT DISTRICT A. The process for establishing a special adaptive reuse development district overlay with an existing zone shall be considered an application for a zone change. Said zone change application would be subject to all the requirements and procedures as outlined in Connecticut General Statutes 8-3 and Section 15 of these regulations. 8.4 APPLICATION REQUIREMENTS A. All applications pursuant to this section of the regulations must contain the following documents : 1) Completed application signed by property owner or written authorization in addition to application form certifying applicant has permission from owner of record to apply for said change. 2) Site Map prepared by a licensed surveyor at class A2 accuracy. The map is the area which is subject to zoning district change along with all land within 500 feet of the subject application. 56 | P a g e R e v i s i o n D a t e : 0 5 / 15 / 2 0 2 6 3) Documentation as per Section 8.1 that the structure(s)/building(s) meets the criteria of a historically significant one. 4) Architectural plan of all proposed renovations, additions, and/or modifications of said structures. Said plans are to include generalized floor plans, exterior elevations, perspective drawings, and signage plan for all signage proposed with the project. 5) Photometric plan certifying that no light trespass will result from site and/or building mounted lighting for proposed project. 6) Storm water management plan prepared by a licensed professional engineer. Said plan is to incorporate all stormwater management concepts outlined in Section 12 of these regulations. 7) Traffic report prepared by a licensed traffic engineer certifying that the traffic for the proposal will not create an onsite or offsite public safety issue from a traffic perspective.
