The upper wharf features a 128-foot face, a 23-foot CRD depth, six mooring dolphins, and an 873-foot mooring alignment. There are multiple tween dolphins with 125-foot spacing and five additional dolphins with 124-foot spacing, providing a 500-foot mooring alignment with an average 20-foot CRD depth. The property has the potential to construct a deep-water berth using OPEN CELL™ SHEET PILE (OCSP) bulkhead technology and dredge a channel to -43-ft (CRD). Rail infrastructure includes one private siding (1800 feet, 90#, 112#, 125# rail) and two spur industry tracks (1930 feet, 133#, 125# rail; 1350 feet, 125# rail). The rail is cleared for 286K gross weight and offers daily interchange with BNSF at Vancouver, WA, with Plate B, C, F, and H clearance. Select Union Pacific access is available via I-5 Proportional Rate Agreement. The property has a private well with a capacity of 1000 gallons per minute and a water rights permit for 1.11 CFS (532 gallons per minute) from the Columbia River. Electricity is provided by Columbia River PUD with 3 MW capacity (potential to increase to 12 MW) and Clatskanie PUD with 8 MW local distribution capacity (potential to increase to 300 MW). Sewer service is provided by the City of Rainier, with two 2-inch pressurized lines and two additional 10-inch and 18-inch gravity-fed lines. Telecommunications are supported by CenturyLink (copper wire) and Comcast (fiber-optic with 50 Mbps, increasable to 100 Mbps). Real estate improvements include a 520-SF main office, a 1,248-SF waterfront training office, a 13,500-SF maintenance shop, and a 4,800-SF Big Top open-end metal-framed structure. A 70-foot truck scale with a 240-SF scaler's office is also present. The entire property is within the Lower Columbia River Enterprise Zone, offering potential tax benefits. The area is suitable for lumber, timber, and port investors, with convenient access for shipping and receiving goods.
