Planned Development zoning is site-specific zoning, where specific use and development requirements are written for each individual PD zone. Conventional zoning districts are districts whose rules are wholly within the City’s zoning code. Conventional zoning districts may be mapped and used in various areas throughout the city. Search by Alder District Download the Full List These single- or two-family properties in PDs are being proposed to be rezoned into one of seven conventional zoning districts: Suburban Residential - Consistent 1 (SR-C1) Suburban Residential - Consistent 2 (SR-C2) Suburban Residential - Consistent 3 (SR-C3) Traditional Residential - Consistent 1 (TR-C1) Traditional Residential - Consistent 2 (TR-C2) Traditional Residential - Consistent 3 (TR-C3) Traditional Residential - Consistent 4 (TR-C4) Setback requirements for each of these zoning districts can be found below. The zoning code details a number of items, such as decks, porches, and fences that can encroach on setbacks. See 28.132 in the Madison General Ordinances for more information on these encroachments. Also, detached garages , detached accessory dwelling units (ADUs) , and sheds have different setbacks than the district setbacks detailed here.
