The C-2, Commercial Restricted District is composed of lands and structures used primarily to provide for low- intensity commercial businesses and also structures that provide a functional mix of low-intensity commercial and residential uses. An example of the latter type of development would be a two-story structure having a retail store on the first floor with loft apartments above. These regulations are intended to permit and encourage the full development of said businesses at the same time, however, protecting nearby residential properties from adverse effects of commercial activity. The regulations are intended to permit and encourage a vertical and horizontal mixed use developments that permit medium scale multi family, retail and commercial services that serve the Town and surrounding communities. 3.1.12 MUTC, Mixed Use Town Center The Town Center Mixed Use district is composed of lands and structures used for lower intensity mixed use development. The regulations are intended to permit and encourage a vertical and horizontal mixed-use development that permit small scale live/work, neighborhood retail and neighborhood commercial services that serve the Town and surrounding communities. 3.1.13 I-1, Industrial General The I-1, Industrial General District is composed of lands and structures used primarily to provide space for lower- intensity and smaller-scale industries which may be suitable for locations near residential structures. These regulations are intended to permit and encourage the full development of said businesses at the same time, however, protecting nearby residential properties from adverse effects of industrial activity. 3.1.14 I-2, Industrial Restricted The I-2, Industrial Restricted District is composed of lands and structures used primarily to provide space for higher- intensity and larger-scale industries which may be suitable for locations away from residential structures. These regulations are intended to permit and encourage the full development of said businesses while separating industrial activities that would be incompatible with residential uses from such residential areas and properties.
