A surveyor completed surveying and related site evaluation work. A Geotech company prepared a comprehensive geotechnical report assessing the viability of both vertical and horizontal construction based on existing site slopes, soils, and subsurface conditions. Environmental review work was also completed, including a detailed wetland assessment and coordination discussions with the Army Corps of Engineers regarding potential permitting requirements. Findings from the wetland review concluded that no jurisdictional wetlands are present within the proposed subdivision area. Several upland areas containing rush vegetation were identified within Block 8 North, those areas lacked the hydric soils and hydrology necessary to qualify as wetlands under applicable regulatory standards. The property was previously approved by the Town Board of Trustees for a PUD via an Outline Development Plan in May of 2024.
