Located in Airway Heights, the fastest-growing city in Spokane County with a 75.9% population increase from 2010 to 2020, this property is situated less than 10 miles from downtown Spokane. The site benefits from its location in an Opportunity Zone, less than 3 miles from Fairchild Air Force Base, Walmart Supercenter, Spokane International Airport, an Amazon Distribution Plant, and Interstate 90. The location sees 40,400 cars per day. Currently, there is 5-7.5 MVA available in the area, with plans for a new substation to be built in approximately two years, increasing the availability to 40-80 MVA. Spokane Airport has recently constructed a truck/rail loading facility a mile or two south on Craig Rd. Another roundabout is planned on the west side of this development along Hwy 2, which will provide future access to Fairchild Airforce Base.
