Located in the scenic Bitterroot Valley, between the Sapphire Mountains and the Bitterroot section of the Rocky Mountains, Angler’s Roost RV and Campground spans 17 acres along the Bitterroot River. This property features a quarter-mile of river frontage, offering fly-fishing opportunities, and includes a private boat launching ramp accessible via app or key card. There is a contract with Fish and Game for access to the launching ramp. Open year-round, the campground includes 64 RV sites, with 45 sites metered, and 5 tent sites. A 2240 sq.ft. general store stocks Montana-made gifts, fly fishing gear, RV supplies, and groceries, and holds licenses to sell beer, wine, and tobacco, as well as fishing, hunting and Off Highway Vehicle licenses. Additional amenities include a remodeled coin-op laundry room, men’s, women’s, family/ADA restrooms and showers, a picnic area, a game area, an RV dump station, a propane fill station, paid parking for boat trailers, a dog run, Wi-Fi, and security cameras. The property also features a Conestoga Wagon that sleeps 4 and includes heat/AC and a mini-fridge, along with a 1026 sq.ft. shop building. There are three apartments: a 780 sq.ft. 2-bedroom, 1-bath unit, a 1118 sq.ft. 1-bedroom, 1-bath unit for onsite owners, and a 625 sq.ft. 1-bed, 1-bath unit for managers or Airbnb rental.
