Cultivation Facility on 75 Acres
Dune Valley Farms operated under a Tier-2 cultivation license, allowing 3,600 plants, and distributed to marijuana dispensaries throughout Colorado. The property includes five buildings: two light industrial office warehouses and three FarmTek greenhouses, all used for cultivating indoor recreational marijuana. A newly built 4,800 square-foot warehouse is designated for post-production, featuring a harvest room, three drying rooms, a trim room, offices, storage, and a restroom. The first warehouse, constructed in 2016, spans 4,800 square feet and is primarily used for vegetation, flower, and curing. It was expanded in 2020 with a 585 square-foot water tank enclosure. The original greenhouse, built in 2018, covers 2,880 square feet. In 2019, two additional FarmTek greenhouses were constructed, each measuring 5,040 square feet. The property totals 23,145 square feet among the five buildings. Improvements include a 4,800 square-foot post-production building added in mid-2020 for drying, trimming, and storing, and a 585 square-foot water tank storage building attached to the existing warehouse in late 2020. It also features two 6,000-gallon installed light deprivation systems in one greenhouse, new LED lighting systems in flower rooms, new dehumidifiers, air purifiers, nutrient distribution lines, propane-powered heating and air conditioning systems, propane tanks and lines, grow racks, storage containers, an air compressor, a pre-roll machine, and a leach field for the new building. The property is located on 75.31 acres of land, which allows for future expansion. Pending new water rights are attached.
