The subject property is a 53.903-acre vacant tract of land that was previously operated by BFI as the White Oaks Landfill, a Type II solid waste facility. It features Interstate 20 frontage on the eastern side of Ouachita Parish. Republic Services has been monitoring the post closure, and an NFA from LDEQ is expected in early 2025. Additional on-site landfill capacity remains, potentially providing a new operator with lower entry and startup costs in a highly regulated market. The property is located just east of Monroe, LA, along Interstate 20 in north Louisiana. Monroe is the eighth-largest city in Louisiana and the parish seat of Ouachita Parish. The site is adjacent to the WCI operated White Oaks Landfill and just south of Millhaven North, a 640-acre LED Certified Site. A $150M+ Graphic Packaging Facility, spanning 1.3M SF, is currently under construction just north of the site and was scheduled for completion in November 2018. The property's proximity to industry, Interstate 20 frontage, and a large economic development project in the immediate vicinity make it a strategic location.
