    This lake area seasonal business, known as Chapman Lake Marina and Hide-Away Campground, is located in Warsaw, Indiana. The marina building is a 30x53 pole building construction with a 20x42 covered lean-to, offering boat gas, fishing bait and tackle, convenience store items, and a small kitchen for pizza sales. Most trade fixtures and inventory are included. An older mobile home behind the marina building was previously rented year-round for $600 per month, including utilities. The campground features 14 mobile home campsites, with units owned by the tenants. Nine campsites are currently used seasonally from April through October, with five leased at $1900 per season and five leased at $2200 per season. Additional structures include a 44x60 pole building, a 20x24 boat repair shop with a 9x20 screened lean-to used as a fish cleaning area with a sink, and a bathhouse with toilet, sink, and shower facilities for both men and women. The property has two shared wells, and regional sewer hook-up is required, with one grinder pump installed for the marina building and mobile home, and a large grinder pump installed for the campground. The lakefront lot has 50 feet of frontage on Big Chapman Lake and is used for a multi-slip pier for seasonal pier space rental, with rates ranging from $1000 to $1200 for pontoons and $750 for campground tenants. Currently, there are 20 pontoon/large boat slips, with five rented by campground tenants, and 5 fishing boat slips. The north 10 feet of the lakefront lot has a chain-link fence on both sides.
