This Southwest Colorado RV resort is spread across nine parcels totaling seven acres and includes 31 RV sites. Each site has 30 or 50 amp power, water, and septic hookups, along with a picnic table and charcoal grill, plus access to a covered pavilion suited to group use. The property also offers a camper cabin with three full-size beds, electricity, and a small kitchenette (no plumbing), as well as tent sites. On-site amenities include a seven-bathhouse with four paid showers, a paid laundry facility, a fish cleaning station, a dump station, a dog walking area, and boat parking, along with an office/residence that the owners currently use. The residence features an oversized front porch, living room with a pellet stove, dining room, kitchen, two bedrooms and a full bath, plus a powder room and a laundry area, with a covered deck and large fenced yard.

The park is located at Navajo Lake in Arboles. It is less than a half-mile to a general store and a marine parts/boat repair shop, and about one mile to Two Rivers Marina and Navajo Lake State Park.

Operationally, the resort is kept open for six months each year by the current owners, and the majority of guests are seasonal and rebook annually. The additional space includes four parcels on the south side of the park that could be used for additional RV sites (sold separately) or other business opportunities. The on-site office/residence may also be suitable for use as a short-term rental.
