PUD · Cortez, CO3.05 PUD, Planned Unit Development Zone District 3.05.1 General Provisions and Standards. A. Purpose. The PUD, Planned Unit Development District (PUD) is designed to provide flexibility to accommodate mixed-use, nontraditional, or innovative developments. These may include one or more of the following: Promoting more economical and efficient use of the land; providing economic benefit to the community; providing a harmonious variety of housing choices; providing a higher level of urban amenities; and/or preserving natural and scenic qualities of open spaces. The PUD District may be applied in all Zoning Districts. In addition to the regulations of this Section, development in the PUD District shall be in compliance with other applicable provisions of this Code. B. Minimum Size Requirements: 1. The minimum lot size for affordable and workforce housing development shall be one (1) acre. 2. The minimum lot size for all other development shall be five (5) acres. 3. The City may consider an application for a PUD on a lot smaller than described in 1 and 2 above if the applications adheres to a minimum of three of the following criteria: a. Provides an innovative land use not otherwise allowed per Zone Districts that would allow for alternative residential lot design, innovative architectural or subdivision design features, or in-fill development. b. Is considered to be a necessary land use in the community.
