C-3 Highway Commercial Zone. The following regulations shall apply to the C-3 Highway Zone: A. Permitted principal uses: (1) Regionally oriented retail shopping centers consisting of one (1) or more uses such as retail stores and shops, department stores, banks, restaurants, theaters, automobile sales and services and auditoriums utilizing such common facilities as customer parking areas, pedestrian walks, truck loading and unloading space, utilities and sanitary facilities and other necessary and appropriate accessory uses, subject to and in conformance with the regulations cited herein. B. Permitted accessory uses: (1) Off-street parking spaces, parking garages and off-street loading areas. (2) Enclosed storage of goods incidental to the conduct of the retail business. C. Conditional uses. Uses requiring a conditional use permit, subject to the provisions of Article VIII of this chapter: (1) Structures for public utilities and municipal services as necessary to provide adequate service and protection to the surrounding area. (2) All principal uses permitted in the C-2 Zone, except the uses permitted in the C-1 Zone, and all bulk regulations for the permitted C-2 uses shall be the C-2 bulk regulations.
