U. M-I Military Installation. (1) Any uses associated with the function of the federal installation may be permitted, provided that: (a) Where feasible, development shall be located in that portion of the installation located within the Pinelands Protection Area; (b) The use shall not require any development, including public service infrastructure, in the PPA Preservation Area District or in the Pinelands Forest Area; (c) All development undertaken by the federal government substantially meets the standards of N.J.A.C. 7:50-6 of the Pinelands Comprehensive Management Plan or an intergovernmental agreement entered into pursuant to N.J.A.C. 7:50-4, Part IV; and (d) No hazardous waste facility, landfill or incinerator shall be permitted, except as expressly authorized in N.J.A.C. 7:50-6.75 or 7:50-6.78. (2) Any other public purpose use undertaken by or on behalf of another level of government may be permitted, provided that: (a) The use is sanctioned by the installation; (b) The use is located within a substantially developed area which is served by a centralized sewer treatment and collection system; (c) No hazardous waste facility, landfill or incinerator shall be permitted, except as expressly authorized in N.J.A.C. 7:50-6.75 or 7:50-6.78; and (d) All development meets the standards of N.J.A.C. 7:50-6 or an intergovernmental agreement entered into pursuant to N.J.A.C. 7:50-4, Part IV. V. PED Pinelands Environmental Development. (1) Purpose. The purpose of the Pinelands Environmental Development District is to permit low-density residential development with a development option for a planned retirement community that requires development to be located away from environmentally sensitive lands, particularly those that are identified as habitat areas for threatened and/or endangered species to designated development "receiving areas." The Pinelands Environmental Development District is comprised of a PED-9 Zone and a PED-1 Zone. The PED-9 Zone would permit single-family detached housing on nine-acre lots and the PED-1 Zone would permit single-family detached housing units on one-acre lots.
