O-1 · Solon, OHmeet minimum “O-1” (General Office) zoning district standards pertaining to parking lot design, signage, lighting, landscaping/buffering, and building material and design standards as further specified within this code. 1286.02 AVERAGING OF FRONT YARD SET-BACKS REQUIRED: The averaging of set-backs shall be required in order to promot e smooth transitions between the set-back lines of residences in areas where a pre-existing building line deviates from the front set- back that is currently required within the zoning district, as further specified below. For the purposes of this Section, a pre-existing building line shall be considered to exist when an existing residence is located within three hundred (300) feet of either side of a proposed residence or any addition to an existing residence. Regardless of the requirements of this Section, under no circumstance shall a new residence or residential addition be located closer than forty (40) feet to a front street right of way line. This Section shall not apply to lots where the required front yard set-back is specified on a recorded plat. 1. PROPOSED RESIDENCE CONTIGUOUS TO ONE (1) PRE-EXISTING BUILDING LINE - If only one (1) residence with a pre-existing building line dev iating from that which is currently required within the zoning distric t is located within three hundred (300) feet of a proposed residence, the required set-ba ck for the proposed residence shall be determined by averaging the pre-existing set-back line and the set-back line required within the zoning district (see Illustration A, below). PROPOSED RESIDENCE CONTIGUOU S T O T W O ( 2 ) P R E - E X I S T I N G BUILDING LINES - If residences with pre-existing building lines deviating from t hat which is currently required within the zoning district are loca ted within three hundred (300) feet of each side of a proposed residence, the required s et-back for the proposed residence shall be determined by averaging the two (2) pre-exis ting set-back lines (See “Illustration B”, below). ILLUSTRATION B 1286.03 FRONT YARD SET-BACK EXCEPTIONS: A. ADDITION TO A RESIDENCE LOCATED AT A NON-CONFORMING SETBACK: An addition may be made to a pre-existing residence that is loc ated at a front set-back line deviating from that which is curr ently required within the part icular zoning district; provided that the addition would not encroach closer to the front proper ty line than does the existing building line;
