For the purposes of this Section, a pre-existing building line shall be considered to exist when an existing residence is located within three hundred (300) feet of either side of a proposed residence or any addition to an existing residence. Regardless of the requirements of this Section, under no circumstance shall a new residence or residential addition be located closer than forty (40) feet to a front street right of way line. This Section shall not apply to lots where the required front yard set-back is specified on a recorded plat. 1.
