(Art. 2, § 2.220 of the Carson City Charter; NRS 278.020 and 278.250) The zoning districts and corresponding boundaries that are established by this chapter must be illustrated on the official map titled "zoning map of Carson City" which is hereby incorporated in this chapter by reference. A copy of the map must be made available in the Department and at all times be stored, maintained and kept current by the Director. ( Ord. No. 2024-6 , § 57, 11-7-2024) 18.04.020 - Determination of districts. (Art. 2, § 2.220 of the Carson City Charter; NRS 278.020 and 278.250) 1. If uncertainty exists as to the boundaries of any zoning district shown on the official map described in CCMC 18.04.015, the following rules apply: (a) Where district boundaries are indicated as approximately following the centerline of streets, alleys or highways, the actual centerline shall be deemed the boundary. (b) Where district boundaries are indicated to run approximately parallel to the centerline of a street, the boundary line shall be deemed to be parallel to the centerline of the street. (c) Where district boundaries are indicated on such maps as approximately following the lot or tract lines, the actual lot or tract lines shall be deemed the boundary of the zoning districts. (d) Where district boundaries cannot be determined by application of the rules set forth in paragraphs (a), (b) or (c), the Director shall determine the location of the district boundaries. The determination of the Director may be appealed to the Commission pursuant to CCMC 18.02.057 . (e) Where a public right-of-way is officially vacated or abandoned, the applicable portion of the abandoned right-of-way shall be deemed to have the same zoning as the property to which the abandoned portion is transferred, 2. Where a parcel of land is divided by a zoning district boundary, the following rules apply: (a) The permitted uses for the property must be determined by the zoning district of the portion of the property on which the use is to be developed or conducted. (b) Building setbacks must be determined by the zoning district of the portion of the property on which the building, or any portion thereof, is located.
