14-310. C-2 Central business district . This district is established to protect and improve the downtown shopping area of Sweetwater and to discourage uses which do not require a central location and which are not compatible with the function of the area as a central business district. Within the C-2 Central business district, as shown on the "Zoning Map Sweetwater, Tennessee," the following regulations and other applicable provisions of this zoning code shall apply. (1) Uses permitted . (a) Small-scale retail sales, provided there is no outdoor sales or storage. Sidewalk sales permitted. (b) General offices. (c) Boutique hotels. (d) Financial institutions. (e) Indoor eating and drinking establishments, outdoor seating permitted. (f) Personal services. (g) Dwelling units, provided such dwellings are located on the upper floors of an existing or proposed commercial establishment or if located on the ground floor not in spaces fronting on Main Street, Monroe Street, W. Walnut Street, W. Morris Street, Miller Street, and W. North Street (two hundred seventy feet (270') from Main Street).
