Planned Unit Residential Developments shall be permitted in the R -5, R-10, and R-15, DB, HB, and MI Districts only upon issuance of a Special PermitPlan Approval from the Planning Board as specified in Section XII of this ordinance. 8.62 General Description A "Planned Unit Residential Development" shall mean a development containing a mixture of residential uses and building types, including single family dwellings, townhouses, two - family dwellings or multifamily dwellings, and open space. A plann ed unit residential development may be allowed by special permit Plan Approval to exceed the normal density requirements for the district to the extent authorized by this ordinance provided that standards for the permanent protection of open space, the provision of affo rdable housing, and other standards specified herein are met. 8.63 Purposes The purposes of this Planned Unit Residential Development ordinance are to: a. a. allow for greater variety and flexibility in the development of housing types; b. To support private developers in their efforts to develop affordable housing; a. bc. promote the permanent preservation of open space; cd. facilitate the construction and maintenance of streets, utilities and public services in a more economical and efficient manner; de. maintain and replicate the traditional New England rural character and land use pattern in which small villages are adjacent to common open space. 8.64 Uses Allowed by Special Permit Plan Approval a. Single family dwellings; b. Two-family dwellings; c. Townhouses - single family dwellings connected by one or more common walls; d. Multifamily dwellings; e.
