Overview
A portion of the property is designated as a wetland management area totaling about 128 acres, consisting of marsh and beaver ponds, including a largest pond estimated at about 3 acres and roughly 12 feet deep. The McCallum Creek passes through the northwestern parts of the tract, originating just northeast of the offered property and flowing westerly for about 4+/- miles before emptying into Torch Lake.
Access is via a plowed and maintained county road leading to a forest road about 2 miles long. The forest road is suitable for vehicle access in summer, but it is not plowed in winter, so winter access would be by snowmobile or tracked ATV. There are no public utility lines to the parcel, so electricity would require a private generator system. If a new owner wants to build a cabin, they would need to withdraw a portion of land from the CFA program.
