    Coastal Ranch with Timber Resources

    The historic Biaggi Ranch, situated on the Mendocino coast between Manchester and Elk, comprises over 1382 acres. The ranch rises from rolling grassland pasture near sea level to over 1600 feet elevation with redwood forests. The diverse topography includes mountain meadows, spring-fed draws, and building sites with coastal views south to Point Arena’s lighthouse, north to Irish Beach, and west across the Pacific. Historically, the ranch ran sheep and dairy stock, with grain crops cultivated on the western flats. Since the 1970s, it has been utilized as a beef operation running between 80-100 cows. The ranch's forest has been a sustainable resource, providing split rail fencing, railroad ties, shake, lumber, and tanoak bark from the late 1800s through the mid-late 1900s. Forestry practices now stress sustainability, yield, and quality while preserving the ecological integrity of the ranch. The ranch has an estimated +18 million board feet of timber, roughly split between Redwood and Douglas Fir, with a small amount of White Fir. There is an NTMP in place. This timber stand allows for sustainable harvesting, carbon credit banking, and conservation easement potential. The ranch offers recreational potential with a well-maintained road and trail system for equestrian and ATV use. It hosts Blacktail Deer, wild turkey, mountain and valley quail, blue grouse, black bear, wild hog, and other species, making it suitable as a hunting retreat or wildlife preserve. Numerous streams, including Owl Creek and Alder Creek tributaries, provide habitat for steelhead. The ranch has two modest homes (1200 sq ft and 800 sq ft) built in the early 1900s, which could serve as temporary residences or caretaker's quarters. Two older barns are in working order for livestock, hay, and storage. The houses are fed by a spring. The ranch is fenced and cross-fenced in parts, and is about 2 1/2 to 3 hours from the San Francisco Bay Area. The closest airport is in Little River, 24 miles from the property. For commercial flights, the Sonoma County Airport is 2 hours away.
