It is 0.5 miles to the SR-158/I-70 interchange, 15 miles east of the I-70/I-270 interchange, 15 miles to Newark, 3 miles to Etna, Buckeye Lake, and Hebron, and 21 miles to downtown Columbus. The site is within 2500 feet north of 345-KV power lines and 1 mile west of 138-KV power lines, potentially suitable for future data centers or power generation. The property allows for approximately a 1 million square foot building with a 40-foot clear height, contingent on rerouting the creek. It features 1350 feet of frontage on I-70 and 800 feet of frontage on Palmer Road. Currently zoned agricultural, the property has the potential to be rezoned. There are no wetlands on the site. Sewer and water are located near the site, approximately 1500-2000 feet away, depending on the connection point. Sewer access is estimated to be available next to the property site by Q3/Q4 2026.
