The property is situated near the intersection of St. Johns Heritage Parkway and Emerson Drive, adjacent to Lennar’s Everlands community, which includes 4,000 homes. A fully funded and approved traffic signal is scheduled for installation at this intersection later this year. To the north is the Platt Ranch, approved for 4,672 homes, approximately 500,000 square feet of commercial space, and multiple schools with a capacity of 1,700 students. The four-laning of St. Johns Heritage Parkway from Highway 192 to Malabar Road is scheduled to begin later this year, and the four-laning of Emerson Drive has already commenced to the east of the site and will continue to St. Johns Parkway. St. Johns Heritage Parkway serves as the primary route for residents in southwest Brevard County accessing surrounding areas, particularly for commuting to work to the north. The parkway is planned for extension south from Malabar Road, ultimately connecting to Interstate 95. A new Publix-anchored shopping center is located just over two miles south at the northwest corner of St. Johns Heritage Parkway and Malabar Road. Given the limited commercial opportunities along St. Johns Heritage Parkway, this location presents a prime commercial prospect. The area currently has approximately 2,500 students, with plans for an additional 1,700.
