Pad Ready Commercial Land
This 18-acre mixed-use development, located in Denton, Texas, includes approximately 42,000 square feet of upscale shop space, fine dining establishments, and office space. The site is pad ready with all utilities and entitlements in place. Multifamily construction of approximately 300 Class-A residential units is about to commence. Improvements on the commercial tract, including firelanes, driveway permits, and utilities, will be conducted by the multifamily developer. All buildings on the commercial tract are designed and pending review in the City. City-approved site work plans are in place for four curb cuts. A reciprocal access agreement and common area maintenance agreements have been approved. Written design development guidelines and covenants, conditions, and restrictions are completed. Survey ALTA, topographic survey, and tree inventory are completed. An environmental phase-1 assessment is also completed. Preliminary and final plats are finalizing in fall and late 2023, respectively. Utility improvements, including water, sewer, storm, internet, and gas, are completed and being upgraded. The property is located at the northwest corner of US 380 at Old North, just inside the 288 Loop, near Texas Women’s University and The University of North Texas. The property is zoned PD (SC base zoning) with existing entitlements and is suitable for banks, fuel operations, consumer services and goods, anchored retail, restaurants, and multifamily developments. Multi-tenant retail space and restaurant sites are currently preleasing, with construction to commence soon. The 18 acres can be acquired in its entirety with contract assignments.
