Real estate improvements include a 520-SF main office, a 1,248-SF waterfront training office, a 13,500-SF maintenance shop, and a 4,800-SF Big Top open-end metal-framed structure. A 70-foot truck scale with a 240-SF scaler's office is also present. The entire property is within the Lower Columbia River Enterprise Zone, offering potential tax benefits. The area is suitable for lumber, timber, and port investors, with convenient access for shipping and receiving goods.
