Overview

New Distribution Centers in Roane

Two distribution centers, totaling 431,378 square feet, are located in the Roane Regional Business and Technology Park in Roane County, Tennessee. These Class A rear load facilities feature state-of-the-art building specifications suitable for e-commerce, manufacturing, and distribution users. Situated on an approximately 72-acre site, the developments include above market trailer and auto parking counts as well as future industrial outdoor storage. Knoxville Logistics Center Phase II is located at 128 Pawnook Farm Rd. Knoxville Logistics Center Phase III is a build-to-suit at 425 Sam Rayburn Pkwy. Knoxville Logistics Center Phases II and III are located in the Roane Regional Business and Technology Park (RRBTP), a new 655-acre industrial park geared toward light to medium industry in a campus-like setting. More than a dozen industries are located in the park, which is anchored by H.T. Hackney, a wholesale food distributor. Volkswagen's newest parts distribution center is under construction at the park's main entrance. The Roane Regional Business and Technology Park is five minutes from the I-75 corridor and within a day's drive of two-thirds of the country's population. The site is bordered to the north by the Clinch River and to the south by Interstate 40, where it is served by a dedicated interchange "Industrial Park Rd" (Exit 362). The property features 32' clear height and 55' x 52' columns, with approximately 2,100 square feet of spec office space. This is new construction.
