Overview
Revitalized Barn in Wassaic Hamlet
Located in the heart of Wassaic Hamlet on Main Street, this revitalized two-story barn, originally built in the 1920s, offers 10,640 SF of versatile space. The transformation, completed between 2017 and 2023, blends rustic charm with modern functionality. The property, zoned HM, is suitable for office space, retail, arts instruction, studios, workshops, or storage. The first floor (5,320 SF) includes a 1,200 SF area with an 800 SF market space and a 400 SF commercial kitchen, currently leased to Vitksy Bakery. An additional 3,600 SF of raw retail space is available, with potential for subdivision. A 520 SF central section includes an office, two bathrooms, and mechanical systems. The second floor (also 5,320 SF) features 3,600 SF of raw space and 1,720 SF used for mechanical systems and storage. The loft features 20-foot ceilings with a lighting design inspired by constellations. Timbers on this floor have a charred finish for mold, mildew, and insect resistance. Upgrades include a new metal roof, drilled well, water and wastewater treatment systems, plumbing for bathrooms and the commercial kitchen, and stubbed-out connections for future expansions. An on-demand gas-fired boiler heats the market and mid-portion of the barn, with pipes ready for future extensions. Mitsubishi mini-split heat pumps with ducted air handlers provide cooling to these areas. The electrical system was upgraded to a 400 AMP service, with redundant CAT 6 insulated cables. Custom cabinetry, paneling, and millwork enhance the interior. The exterior was scraped and painted, with reclaimed planting areas, views of the bordering stream, outdoor seating, and bicycle racks. A concrete sidewalk connects the barn to a 748 SF storage shed, which houses a 12 x 6 commercial-grade walk-in cooler and additional storage space. The property is near the Wassaic Art Project, the Lantern Inn, Calsi’s General Store, and the local post office, and is centrally positioned between Amenia, Millbrook, Millerton, Kent, Sharon, and Pawling. It is located near the Wassaic Metro North Train Station and Route 22 and marks the starting point of the Harlem Valley Rail Trail.
