Climate control is managed by a Delta building management system, with air conditioning provided by four 240-ton split Govern air units, each with two Daikin condenser air-cooled units, along with supplemental Daikin units for the 4th floor and atrium. Heating is provided by electric heat coils in perimeter variable air volume (VAV) boxes on each floor. The building is equipped with 277/480 volt, 3-phase, 4-wire, 6-hertz power, with 6 watts per USF for voltage and 2 watts per USF for low voltage. Life safety features include wet and dry sprinkler systems, AMAG proximity card readers, and a 125 kW Koehler diesel backup generator. The roofs are Firestone TPO. Common amenities include full-service cafes, a grab-and-go cafe, a full-service 3-room conference room, shuttle service to the train station, a coffee kiosk, basketball and volleyball courts, a fitness center with locker rooms, a 1.75-mile scenic walking trail, on-site day care, and an ATM. Telecommunications are wire certified gold with multiple providers. The loading area is covered and includes two loading bays and one tailboard with 24-inch raised docks and 20-foot high ceilings. Floor load capacity is 80 lbs per square foot live load and 100 lbs per square foot dead load. The building has four passenger elevators (3,500 lbs) and one freight elevator (4,000 lbs). Parking is available at a ratio of 3.4 per 1,000 square feet.
