Power is 277/480 volt, 3-phase, 4-wire, 6-hertz, with voltage at 6 watts per USF and low voltage at 2 watts per USF. Life safety features include a wet sprinkler system, a dry sprinkler system in covered parking, AMAG proximity card readers at entrances, and base building systems on a 125 kW Koehler diesel backup generator. The roofs are GAF 60ml TPO rhino bond roof system. Common amenities include a full-service café, a grab-and-go café, a full-service 3-room conference room, shuttle service to the train station, a coffee kiosk, a basketball and volleyball court, a fitness center with locker rooms, a 1.75-mile scenic walking trail, on-site day care, and an ATM. Telecommunications are wire certified gold (AT&T, Level 3, Light Path, Verizon, Verizon Enterprise). The building has a covered loading area with two loading bays and one tailboard, 24” raised docks with 20’ high ceilings, and an open-air loading area with one loading bay and one tailboard. There are 2 passenger elevators (3,500-lbs) and 1 freight elevator (4,000-lbs). Parking includes 1,770± surface spaces, a ratio of 3.36 per 1,000 sf, and 41 reserved covered spaces.
