Craven County Flex Warehouse Space
Located in Craven County Industrial Park, this flex warehouse offers a total of 20,644 square feet, divisible into two spaces: Space A with 10,000 square feet and Space B with 10,644 square feet. Constructed in 2011 by Tarheel Building Systems, a top 100 metal builder in the United States, the new steel construction adheres to AISC specifications. Build-to-suit options are available for flex, warehouse, distribution, manufacturing, and cold-storage purposes. The building features structural steel construction with a 100-foot depth and 200-foot width, designed to accommodate a fire sprinkler system. Interior office space totals 2,028 square feet, divisible into two 1,014-square-foot offices, each with covered entrances, insulated glass storefronts, brick surrounds, two private offices, two conference rooms, two lobbies, four restrooms, 10-foot ceilings, and two hot-water heaters. Interior finishes include LVP and carpet floors. The warehouse has a 3-hour fire barrier center demising wall with a 12-foot by 14-foot metal coiling door, two independent fire alarm systems, and an 8-inch sprinkler riser stubbed into the building for future use. The roof is a standing seam sloping to the rear with gutters. Clear ceiling height slopes from 23 feet to 21 feet. Column spacing is 50 feet by 28 feet. Insulation includes Simple Saver Insulation System R-30 roof insulation and R-25 wall insulation. The warehouse is heated and cooled with six 7.5-ton HVAC units, while the office space is heated and cooled with two 3.5-ton split systems. Eight 6-foot by 3-foot insulated warehouse windows provide natural light. Electrical service includes two 270/480v 600A separate services. A loading dock is accessed through warehouse space B, featuring a 16-foot wide by 70-foot long truck well and an 8-foot by 10-foot insulated electric-operated overhead dock door with a dock leveler. Two 12-foot by 14-foot insulated electric-operated overhead drive-in doors are also present. Parking includes 26 paved spaces, and a dumpster pad is available. The property is located at the intersection of Interstate 42/US 70 and Clarks Road, one mile west of New Bern, 35 miles from the Port of Morehead City, and 75 miles from Wilmington. A main line North Carolina Railroad Company track is adjacent to the Industrial Park. The park is served by Duke Progress Energy and City of New Bern water and sewer and is a magnet site within Foreign Trade Zone #214.
