Overview

This 157-acre property is located east and south of Eskridge, Kansas, near the eastern edge of the Flint Hills eco-region. The land features a mixture of cropland, native grass, brome, and mature timber. A watershed lake encompassing approximately 10 acres supports a healthy fish population of bass, crappie, and catfish and is heavily used by migrating waterfowl. The western half has a heavily wooded draw with a wet-weather creek. According to the tenant, this draw has a productive spring that typically produces a good water supply. There's also a pond in the northwest quadrant just east of the timbered draw. Moving eastward, you will find a large expanse of high-quality Native grass pasture that rolls off to the watershed lake near the east boundary. The pasture portion boasts robust and resilient Native grass varieties with a heavy influence of Big Bluestem and Indiangrass. The east fence is 5 strand rated mostly good with one small stretch rated adequate. The property has pavement frontage on two sides, water from the lake, pond and creek, a good base to feed on just inside multiple entrances with excellent double pipe gates and timber with substantial elevation changes. The property is located in a rural area with access to amenities in larger locales. Topeka is approximately 25 miles to the northeast, Emporia is 35 miles south and Manhattan is approximately 44 miles to the northwest. The property is suitable for recreational use.
