The scale of the clubhouse can be modified by the future developer. Environmental approvals have been secured, including the FDEP wetlands mitigation agreement and CCCL clearance through a third-party State of Florida engineer. The project has also received FDOT traffic approval and has been reviewed by the City of Fort Pierce Building Department. The site work permit has been submitted. Supporting documents include completed architectural and civil plans, partial structural drawings, landscape design, drainage plans, soil analysis, utility distribution, roadway access, and wildlife studies. The location is near waterfront dining like Square Grouper Tiki Bar and recreational spaces at Fort Pierce Inlet and Jetty Park, Pelican Yacht Club, Causeway Cove Marina, and Downtown Fort Pierce. It is also close to the new Derecktor Fort Pierce Mega yacht Shipyard. Accessibility is excellent, with quick connections to Seaway Drive and North Causeway Bridge, 45 minutes to both Vero Beach and Stuart, and just 90 minutes to Palm Beach International Airport. A Brightline high-speed rail station is possibly going in there. The zoning is PD planned.
