Durango Mountain Property with National Forest Access
This 460-acre mountain property, located northeast of Durango above Lemon Reservoir, provides opportunities for seclusion, recreation, and access to Colorado’s wilderness. Seasonal access is available via a recorded easement, requiring a 4x4 vehicle. The property features views, meadows, and wildlife at an elevation of approximately 8,800 to 9,400 feet. It includes mature aspen groves, open meadows, and views of Lemon Lake, mountain ridges, and forested valleys. A concrete foundation, intended for a future off-grid hunting cabin, is positioned to capture mountain and lake views. A water well, drilled in 2000 to a depth of 900 feet, yields a production rate of 2.5 gallons per minute, providing a domestic water source. The property borders the San Juan National Forest on three sides, offering access to over 1.8 million acres of public lands, including Missionary Ridge and the Weminuche Wilderness. The surrounding forest is home to elk, mule deer, black bear, mountain lion, moose, bighorn sheep, and wild turkey, making it suitable as a hunting base camp. The land includes aspen groves, ponderosa pine, and open ridges. Remnants of the 2002 Missionary Ridge Fire have left standing dead timber, enhancing the wildlife habitat. Topography ranges from sloped forest to a flat ridgetop with views. The existing road leads to an upper meadow and continues partway through the property; access to the interior requires hiking. Recreational activities include hunting, hiking, horseback riding, off-roading, and snowmobiling. Located 15 miles from downtown Durango, the property combines proximity to town with access to the Colorado backcountry.
