Elkhorn Ranch: Turnkey Ranching Operation

Located near Nounan Valley on the eastern slope of the Bear River Mountain Range, Elkhorn Ranch is a turnkey ranching operation with a history of breeding champion rodeo bucking broncs and horses, while cultivating habitat for trophy mule deer. The property attracts hunting and fishing enthusiasts due to the abundance of wildlife, with large herds of mule deer seen nightly and a resident elk herd. Annually, 160 to 175-inch trophy mule deer bucks are taken, and harvesting a 200-inch trophy buck is not uncommon. Approximately 500 acres are farmed, currently in hay, 3-way (barley, wheat, and oats), and sainfoin, which serves as an attractant and feed for mule deer and elk. Bitter brush is abundant on the ranch in the higher elevations, also attracting deer. The owner is focused on improving soil biology and enhancing pasture grasses with rotational grazing management. The property consists of two separate tracts of land, approximately half a mile apart, connected by a network of two-track roads, providing access to the full extent of the acreage. Mature water rights support a gravity-fed, pressurized sprinkler and flood irrigation network, covering 150 acres of meadow grass in the south tract. Stauffer Creek winds through the northeast side of the south tract, providing over half a mile of waterfront and creating spawning grounds for Bonneville Cutthroat trout. Idaho Fish and Game are managing a diversion point on this property for irrigation and fish, commencing in the fall of 2022, to improve the fishery in Stauffer Creek. A well-maintained farmhouse and ranch infrastructure are located in the north tract with year-round access and power off Stauffer Canyon Road. The property has expansive acreage of pasture ground and farmland, combined with high elevation steep sloping hillside. The south tract has two year-round, flowing, spring-fed ponds fed by Fern Creek and springs. One pond is 20 feet deep and has been stocked with trout. The property could hold 200-250 head of cattle and is currently running about 150 horses and 80 pairs. The property is wire fenced with some cross fencing. Wildlife includes deer, elk, moose, bobcats, bear, turkeys, sandhill cranes, sand grouse and varmints. The property contains mineral rights and water rights. The lot size is 1159.69 acres.
