The Running N Ranch is a 1,185-acre ranch featuring views from high elevation bluffs overlooking the Clear Creek valleys. The land is approximately 55% wooded and 45% grassland, suited for both cattle and recreation. The ranch includes three major lakes: Quarry Lake, which is about 6.45 acres with clear water; Twin Oaks Lake, which is about 2.4 acres in size with deep banks and standing timber; and Sparrow Hawk Lake, which is 6 acres and includes a gazebo, dock, firepits, and toilet. Clear Creek forms the southeastern boundary of the property for about 0.9 of a mile. The valley bottoms contain natural springs that offer a year-round water source for wildlife and livestock. Approximately 500 acres of grass are mostly hardy native grasses of the prairie, with one bottom pasture containing about 20 acres of improved bermudagrass. The 685 acres of woods include white oaks, native red oaks, pecan, hickory, walnut, persimmon, and elm. A brick office building, formerly used for a gravel mine, now serves as a camphouse. This structure includes two rooms, a restroom, and a 30x40 all-metal workshop. A water well serves this area and features a large capacity storage tank. An additional water well is located further south and is used to water livestock. Electrical service lines are established in several locations around the property. There is a set of cattle pens located on the FM 3206 boundary, with fences and roads throughout the property. A portion of the ranch was previously used as a gravel mine, with reclamation processes adding a crystal clear lake, with a second one under construction.
