MDR Medium-Density Residential District. The MDR District is composed of medium-density residential areas and undeveloped areas where similar densities of development are likely to occur. The intent of the regulations for this district is to protect the residential character of the area, to promote and encourage additional residential growth at similar densities and to promote a suitable environment for family life. Therefore, development is limited to single- and two-family dwellings plus selected additional uses such as schools, parks, churches and certain public facilities which are included to serve the residents of the area. A. Uses permitted by right. Only one of the following uses and its accessory uses may be erected on any one lot or parcel of land pursuant to the regulations of this district and the Schedule of Dimensional Regulations : [1] (1) Single-family dwellings. (2) Parks and playgrounds. (3) Essential services. (4) Home occupations (per § 215-39 ). (5) Planned neighborhood development (per § 215-40 ). [1]
