PUD Planned Unit Development Town of Oakland Article 3 Zoning, Uses, and Design District Page 4 3.1.3 A-1, Agricultural The A-1, Agricultural District is intended to apply to those areas where the present or prospective use of which is primarily agricultural, or the future development of which is uncertain and for which a more restricted zoning would be premature. The regulations in this district are intended to permit a reasonable use of the property, while at the same time, preventing a creation of conditions which would blight or prevent the proper future use of contiguous or nearby properties. The A-1 District is composed largely of land used for citrus production, nurseries, greenhouses and truck farms. All land in an A-1 District must be a minimum of five (5) acre tracts. 3.1.4 R-1-A, Single Family Residential The R-1A, Single Family Residential District is intended to establish and maintain certain lands, water and structures having a predominately low-density character of development accommodating primarily single-family residences and accessory uses as well as certain educational, religious, recreational and other generally compatible support facilities and services. The maximum density should range between 2.5 and 3.5 dwelling units per acre. The allowable density should range between 3.6 and 8.0 dwelling units per acre. 3.1.6 R-2, Duplex or Two-Family Residential The R-2, Two-Family Residential District is intended to establish and maintain certain lands, water and structures having a predominantly medium density character of development accommodating primarily duplex residences and accessory uses as well as certain educational, religious, recreational and other generally compatible support facilities and services. The allowable density should range between 3.6 and 8.0 dwelling units per acre.
