The residential zoning districts, and their regulations, are hereby established to achieve, among others, the following purposes: (1) To regulate the bulk and spacing of buildings or other structures to assure proper light, air, privacy, and usable open space; (2) To assure adequate access for emergency vehicles and equipment; (3) To regulate the density and distribution of population to avoid congestion and to maintain adequate services; (4) To protect residents from objectionable influences such as abnormal vehicular traffic, offensive noises, noxious fumes, odors, and dust; (5) To foster a variety of residential living types through various densities suitably located; (6) To protect the desirable characteristics of existing residential development and to promote the most desirable and beneficial use of the land; and (7) To assure that new construction, renovations, and uses are in accordance with the City of Brooklyn Master Plan and other relevant adopted plans and studies. 1102.07 Commercial Zoning Districts (a) Applicability. The commercial zoning districts within the Zoning Code include the Retail Business (R-B) District and the General Business (G-B) District. (b) Purpose.
