He reviewed the history of the project, the history of the property, what their project would entail, and some of the benefits that it would provide. He mounted a drawing on the screen which showed the property as it now exists and another drawing which showed the property with the proposed development . He opined those businesses have a problem finding employees who can live in our community because housing costs are expensive, rents are high, and this is a problem for Sebastian because of, in part, a lack of multi - family housing, which this will work to solve . In this proposed development, people will own the lots, and the units will be attainable housing . He stated that the price point on these houses wi ll start at $285,000.00 . He said that attached to the agenda packet is something called a Data Inventory and Analysis, which he explained. Mr. Todd Howder with MBV Engineering introduced himself and further explained what this development would bring to the city, and he explained some comparison points with this proposed development. Mr. Alex Mesmering spoke regarding traffic concerns that the public may have. He reviewed how the project would affect the traffic flow in the area . Mr. Vitunac also spoke to the impact of the traffic flow with this proposed development. Ms. Kautenburg called on staff to make their presentation. Ms. Bosworth clarified some of the city codes and requirements and explained what the applicants are requesting and what is being proposed this evening. She reviewed the Staff Report and the Recommendations of the Staff for approval should this project go forward. She also explained that, if the Commissioners decide to not reduce the Commercial PUD, they would still need to put forth motions to recommend denial of the other applications.
