Sec. 224. HOC-1A, Limited Highway oriented commercial district. (a) Purpose and intent. The purpose of the HOC-1A zoning district is to allow for certain commercial uses (much the same as the HOC zoning district) but with additional restrictions and limitations not applicable in the HOC district generally. This means a more limited set of uses are permitted in the HOC-1A zoning district when compared with the HOC zoning district. The HOC-1A zoning district is a preferred alternative to HOC zoning when a commercial use that is auto oriented in nature is needed but the property abuts a residential neighborhood. The HOC-1A zoning district may be considered an appropriate zoning district in between residential neighborhoods and highway oriented commercial zoning districts, in order to provide a transition in scale, use, and character. (b) Permitted and conditional uses. Permitted and conditional uses shall be those specified in Table 2-3, “Permitted and Conditional Uses for Non-residential Zoning Districts.” (c) Dimensional requirements. Height, setback, lot area, density, intensity, and other requirements for development within the zoning district shall be those specified in Table 2-4, “Dimensional Requirements for Nonresidential Zoning Districts.”
