B-3 General Business District. A. Purpose. (1) The General Business District is designed to accommodate a wide range of commercial establishments. Uses in this district serve a wide area and tend to generate high volumes of vehicular traffic. This district is intended to accommodate more intense commercial and mixed-use development and to implement the goals of the Economic Development Element of the Town of Bel Air Comprehensive Plan. (2) These areas are located along major transportation corridors and should be developed in a sensitive manner to ensure compatible architecture and site design consistent with a major gateway. Campus-style development patterns with multilevel buildings, service, retail and institutional uses in a park-like setting are encouraged. The district should satisfy regional needs for large-scale institutional and commercial development. B. General regulations. [Amended 4-3-2017 by Ord. No. 780-17 ] (1) Customary home occupations and professional services may be permitted in accordance with the performance standards set forth in Article VII . A home occupation certificate is required. (2) [1] Development shall enhance the visual approach to the Town by providing an attractive gateway to the Town. [1]
