This district is intended to concentrate commercial stores within a central core of buildings. Development in the CBD is unique, in that the existing development pattern consists of buildings covering very large percentages (or all) of the lot, little if any building setbacks on front, side, and rear property lines, and a lack of off- street parking sufficient to meet the requirements of other commercial zoning districts. This district is distinguished from other commercial zoning districts in that building coverage of the entire lot is permitted, and yard requirements are minimal if required at all Permitted uses are those that contribute to a pedestrian-friendly downtown business district. Automobile-related facilities and services are not appropriate to this character and are therefore not permitted in the DBD zoning district. The application or extension of the CBD to other uses outside the current historic downtown is considered inappropriate unless it can be shown to be consistent with the comprehensive plan policies, character area map, and/or future land use plan map. (b) Permitted and conditional uses. Permitted and conditional uses shall be as specified in Table 2-3, “Permitted and Conditional Uses for Non-residential Zoning Districts.” (c) Dimensional requirements. Height, setback, lot area, density, intensity, and other requirements for development within the zoning district shall be as specified in Table 2-4, “Dimensional Requirements for Non-residential Zoning Districts.”
