1. In the CA, CMU, EMP, WD, IH districts, outdoor runs are permitted. 2. In all other districts, outdoor runs are not permitted. All overnight care of animals must occur indoors. All pens, kennels and runs must be located within an enclosed building. I. Art or Photo Studio or Gallery The following standards apply to art or photo studios or galleries permitted by special use permit in a RU -district. 1. Part of the contiguous use shall be within 100 feet of the right-of-way of a street intersection. 2. The use shall be located on the first floor of a two story or greater building. 3. Preference shall be given to existing buildings. 4. Maximum floor area of each individual user may not exceed 4,000 square feet. 5. Convenience Store with Gas Pumps, Gas Station, Commercial Electric Vehicle Charge Station 1. General Standards a. The primary building shall conform to all building envelope standards. It shall be sheathed with some form of masonry material on all facades of the building. b. Gasoline pumps, tanks, vents , EV chargers and pump islands shall be located no closer than 20 feet to any side or rear property line or right-of-way. c. No sign of any type or any gasoline pump, tank, or EV charger shall be located within 20 feet of any residential district.
