(Updated per Ordinance 153-16) Within the P-M (Planned Industrial) Districts, as shown on the Zoning Map of Union City, Tennessee, the following regulations shall apply: A. Procedures: 1. Before a permit is issued for any use permitted by right or appeal the site plan of the proposed development shall be reviewed and approved by the Planning Commission. The Planning Commission shall have the power to impose conditions regarding the location of buildings on the site, the location and design of parking and access facilities, fencing and screening, noise abatement, outdoor advertising a nd other features affecting the compatibility of the proposed use to existing nearby uses. 2. In order that the Planning Commission may make an accurate determination of the character of the proposed use and compliance with ordinance standards the applicant shall submit an accurately and legibly drawn site plan, at a scale of not less than one hundred (100) feet to one (1) inch, illustrating the proposed development including, but not limited to, the following: (a) A survey, certified by a register ed land surveyor showing property boundary lines and dimensions; the gross land area of the site; existing and proposed utilities; and easements, streets and roadways, railroad rights -of-way, and public rights -of-way crossing and adjacent to the subject property. (b) Location, size, and arrangement of proposed buildings and existing buildings which will remain, if any, including height in stories and feet, gross floor area in square feet for individual buildings and total for all buildings; and total squar e feet of ground area coverage of buildings; and the front (street) elevation of proposed buildings; (c) The proposed use of buildings; (d) Location, dimensions and number of all vehicular and pedestrian circulation elements, including driveways, entrances, driving aisles, sidewalks, and parking spaces; Union City Zoning Ordinance 20-2 (e) Any proposed regarding of the site and any significant natural, topographical or physical features of the site, including, at least, water courses and trees; (f) Existing and proposed surface and subsurface drainage facilities; (g) Location, size, design, and arrangement of all outdoor signs and lighting; (h) Landscaping, and the location and height of fences or screen plantings and the type or kind of building materials or plants to be used for fencing or screening;
