the R-2 and R-P districts are permitted for dwellings that meet the following standards. Residential conversions require zoning board of appeals approval of a special use permit. Construction drawings and plans that describe the proposed conversion are required as part of the application. (a) The existing dwelling must be a minimum of 2,750 square feet or more of heated habitable gross floor area. This gross floor area calculation does not include any basement area. (b) Upon conversion, the unit mix must meet or exceed the gross floor area as calculated by the unit types below: i. Efficiency unit: 500 square feet. ii. One bedroom: 800 square feet. iii. Two bedroom: 1,000 square feet. iv. Three or more bedroom: 1,250 square feet. (c) Following the conversion, the dwelling exterior must retain its existing single-family residential character. The dwelling must conform to the applicable dimensional standards for the district in which the building is located. (d) No residential conversion may violate any occupancy regulations.
