(a) Within any CDF (Commercial Downtown Fringe) and/or OR (Office- Residential) Zoning Districts, all existing adjacent land uses with a LUC# 1 283 and/or LUC#2 shall be construed as LUC# 3 for purposes of determining proposed land use bufferyard requirements. (b) Sites existing at the time of the adoption of the ordinance shall not be subject to additional landscape requirements unless renovations or additions exceeding 50% of the assessed value of the property are requested. (c) Within any district, parking areas for two-family attached (duplex) development or conversion shall be subject to the bufferyard setback and screening requirement applicable to a LUC#2 whenever the parking area is located in a side and/or rear yard and the yard abuts a lot located in any residential district which contains an existing single-family dwelling or abuts a vacant lot or tract located in a single-family district. The bufferyard setback and screening requirement of this section shall only apply to that portion of the parking area located within the side and/or rear yard. (d) Bufferyard screening is not required along those areas where there are large distance separations between adjoining property lines from any on-site improvements in accordance with Table 9-4-505 (B):
