Section 800. R-10 Residential District This district is intended as a quiet, medium-density residential neighborhood district consisting primarily of single-family dwellings, along with two-family and multi-family dwellings. Limited home occupations as well as limited public and private community uses shall also be permitted within this district. The R-10 district is intended for uses which maintain access to both public water and sewer facilities. Mobile homes on individual lots outside of mobile home parks shall not be permitted within the R-10 district. (1) The following uses are permitted: (a) Single-family dwellings. Mobile homes whether single or double wide and whether located on temporary or permanent foundations, shall not be permitted. (b) Two-family dwellings. Mobile homes whether single or double-wide and whether located on temporary or permanent foundations, shall not be permitted. (c) Rooming and boarding houses. (d) Tourist homes. (e) Churches and their customary related uses, including cemeteries, provided cemetery buildings and gravesites shall be set back at least twenty (20) feet from any property line in any residential district. (f) Public libraries, museums, art galleries, fire stations, police stations, hospitals, and buildings related to these uses, provided that none of these uses shall be located less than thirty (30) feet from any property line in any residential district. 33 (g) Parks, playgrounds, community centers, clubs, lodges, swimming pools, golf courses, and other recreational facilities operated on a non-profit basis. (h) Public and private elementary and secondary schools, excluding trade schools. (i) Kindergarten or day nurseries, provided that not less than two hundred (200) square feet of outdoor play area is provided for each child, and provided further that such aggregate play space is surrounded by a sturdy fence at least four (4) feet in height. (j) Customary accessory uses or structures, including private garages, swimming pools, and non-commercial workshops or greenhouses, provided that: 1) Such uses or structures shall be located in the rear yard. 2) Such uses or structures shall maintain a minimum setback of five (5) feet from rear lot lines and shall observe setback requirements from all other lot lines as specified in Article 9. 3) No accessory uses or structures situated on a corner lot shall extend beyond the front yard line required for abutting property on the side street. 4) No greenhouse heating plant shall be located within twenty-five (25) feet of any lot line.
