C · Hubbard, ORA small-scale manufacturing operation may be permitted in the Commercial (C) District as a conditional use provided that: A. the area involved in the manufacturing of the product does not involve more than 4,000 square feet of floor area, and all storage of materials is enclosed; B. the building and site plan are not incompatible with the character of the commercial area; C. no building shall be located closer than 60 feet to the centerline of a public road; provided, however, that in no case shall any structure be located closer than 20 feet to the right-of-way of any state highway or public road; D. there shall be a side yard of 20 feet in width adjacent to a residential district; E. there shall be a rear yard of 20 feet in width adjacent to a residential district; F. all sign requirements of Section 2.206 are met; G. all height requirements of the commercial district are met; H. off-street parking shall be provided for all customers and employees of the manufacturing business consistent with the provisions of Section 2.203; and I. the use shall not be objectionable in relationship to surrounding residential or commercial uses because of odor, dust, smoke, cinders, fumes, noise, glare, heat or vibration. 2.304.02 Process
