feet and located in the rear yard of an R1, R2, R3 or R4 zoned lot shall not be counted as an accessory structure or building, and subsequent structures of any size shall be considered accessory. All sheds, playhouses, dog houses, etc. in any zoning district, except R1, R2, R3 and R4, shall be considered accessory and require approval of a site plan by the plan commission prior to issuance of a building permit. (9) Prohibited in front and side yards and near property lines. No accessory structure or building in any zoning district shall be allowed in the front or side yard of any lot, nor within three feet of any property line. (10) Antenna height and location. Freestanding antennas shall not be erected in any front or side yard. All freestanding antennas shall be constructed so that in case of structural failure the antenna tower will collapse on itself. In all zoning districts, freestanding antennas shall be no taller than the shortest distance from the base of the antenna (or its tower or support structure) to the nearest property line, however, except in I1 or I2 zoning districts, no antenna shall exceed 35 feet in height as measured from the ground elevation at its base to the highest point of the antenna. All antennas mounted to a building, except in I1 or I2 zoning districts, shall not exceed eight feet in height as measured from the highest point of the building to the highest point of the antenna. (g) Bulk regulations. (1) Continued conformity with bulk regulations. The maintenance of yards, courts and other open space and minimum lot area legally required for a building shall be a continuing obligation of the owner of such building or of the property on which it is located as long as the building is in existence.
